01Start with your location
Rules may differ depending on whether your home is inside Evansville city limits, in unincorporated Vanderburgh County, or in Darmstadt. The Area Plan Commission administers zoning and land-use rules across these jurisdictions, so identify the property’s jurisdiction before relying on a checklist.
02Check whether your activity qualifies as a home occupation
Ask whether customers will visit your home, whether you will keep inventory or equipment there, whether employees will work from the property, and whether the business will create deliveries, noise, signs, or outdoor storage. Some home occupations may be permitted while others require additional review or approval.
03Form the business separately
If an LLC is appropriate for your situation, form it through Indiana INBiz. You will also need a registered agent and registered office in Indiana. An LLC filing does not replace zoning approval or an industry-specific license.
04Review tax and license requirements
A home-based business may still need Indiana tax registration, a professional license, food or health approval, or local permits. Requirements depend on what you sell or do, not just where you work.
05Keep your home-address expectations realistic
A registered-agent service may keep your home address out of the registered-agent field. It does not automatically make every business address private, replace a principal-office address, or authorize customers to visit a residential property.
06Verify before opening
Before signing a lease, remodeling, putting up a sign, or accepting customers, verify the proposed use with the appropriate local office. General online advice cannot determine whether a particular property and business activity are allowed together.
